General & Licensing
Is Tella Builders a licensed general contractor?
Yes. Tella Builders LLC holds a Florida Certified General Contractor license, CGC1536915, and carries the required general liability and workers' compensation insurance. We can provide certificates of insurance and license verification on request.
What areas do you serve?
We serve all of South Florida — Miami-Dade County, Broward County, and Palm Beach County. Common cities include Miami, Coral Gables, Aventura, Miami Beach, Doral, Homestead, Fort Lauderdale, Hollywood, Weston, Pembroke Pines, Boca Raton, Delray Beach, and West Palm Beach.
Do you provide free estimates?
Yes. Every project starts with a free consultation where we discuss scope, budget, and timeline. If the project is a good fit, we prepare a written proposal that details materials, labor, permit costs, timeline, and payment schedule — no surprises later.
How long does a typical remodel take?
It depends heavily on scope and permitting. A cosmetic bathroom refresh may take 2–3 weeks. A full kitchen remodel typically runs 6–10 weeks. Additions and ADUs usually take 4–8 months from permit issuance. During the estimate we give you a realistic phase-by-phase schedule.
Do you handle permits and inspections?
Yes. As your GC, we prepare and submit permit applications, respond to plan-review comments, coordinate all required inspections, and provide the final Certificate of Completion or CO where applicable. You never have to talk to the building department yourself.
How does payment work?
We use a milestone-based payment schedule tied to project progress (never advance payment for work not yet performed). A deposit is required at contract signing per Florida contractor guidelines; subsequent payments are due when each milestone is complete and inspected. We accept ACH, check, and card.
Working With Us
Who is my point of contact during the project?
You are assigned a dedicated Project Manager who is your single point of contact from contract to completion. All change orders, schedule updates, and site questions route through them so you never get bounced between crews.
Will I see who is working in my home?
Yes. Every Tella crew member and licensed trade partner is background-checked, uniformed in Tella Builders polos, and identifiable by vehicle. We share the daily crew and expected on-site hours in advance.
Can I track my project online?
Yes. Every client gets access to a private customer portal where you can see the current schedule, photos, documents (proposals, contracts, invoices), and message your Project Manager directly.
What happens if we need to change something mid-project?
Change orders are documented in writing, priced, and approved by you before the work happens. This keeps the budget and schedule transparent, and protects both sides if a scope change is later disputed.
Do you clean up after work?
Yes — daily broom-clean at end of shift, and a full professional clean at project completion. Debris is hauled to licensed disposal sites and manifested. Recyclable materials (metal, cardboard, treated wood) are separated where practical.

Which services does Tella perform in-house vs. coordinate?
Additions, ADUs & New Construction: self-performed by our own crews. Kitchen Remodeling: self-performed by our own crews. Bathroom Remodeling: self-performed by our own crews. Roofing & Roof Repair: coordinated with licensed and insured trade partners under our project management. Flooring & Full Renovation: self-performed by our own crews. Do you work on new construction or only remodels?
Both. We do full ground-up new construction (custom single-family homes, ADUs, garage conversions) and every scale of remodel from single-room refreshes to whole-home renovations.
Can you work on condos and HOA-governed properties?
Yes. We regularly handle condo interior remodels including association approval packages, insurance requirements, freight-elevator scheduling, quiet-hours compliance, and neighbor notification.
Do you install pools and outdoor kitchens?
Yes. Our Pools & Spas division handles new gunite pool construction, resurfacing, deck extensions, summer kitchens, and screen enclosures. All installations follow Florida Building Code Chapter 4 pool-safety requirements.
Can Tella help with insurance claim repairs (roof, water, storm)?
Yes. We coordinate with your insurance adjuster, provide contractor scope and cost estimates, and can execute the approved scope end-to-end, including permits and final inspection.
Warranty, Insurance & Trust
What warranty do you offer?
Tella Builders warrants its own workmanship for one (1) year from substantial completion. Manufacturer warranties on materials (roof tile, appliances, cabinetry, flooring, HVAC equipment, pool equipment, etc.) pass through to you in full. Structural warranty terms are outlined in your contract.
Are you insured?
Yes — general liability and workers' compensation. We can provide a certificate of insurance (COI) naming your HOA, lender, or insurance carrier as additional insured on request, at no cost.
What if there's a problem after the project is done?
Contact your Project Manager or office@tellabuilders.com. Warranty-covered issues are addressed with priority scheduling. Post-warranty service calls are also welcomed at our standard hourly rate.
Do you use subcontractors, and are they licensed?
For specialty trades (electrical, plumbing, HVAC, pool sanitation) we use licensed and insured trade partners that we've vetted and worked with for years. Every subcontractor on your project is verified for active license and current insurance before work begins.
Can I contact past customers as references?
Yes, on request. We share a small list of recent local clients — matched to your project type (e.g. kitchen, addition, pool) — who have agreed to speak with prospective customers.
